Q: How much does a pre-listing consultation cost?
$300 for up to 90 minutes, including the printed workbook and unlimited follow-up while your home is listed. Homes outside our core service area may have a small travel fee, quoted before you book.
Q: My home isn't empty. Is this still for me?
Yes — this is exactly what it's built for. Most of the homes we consult on are still lived in or partly furnished. We work with what you already own and tell you what to add, move, or put in storage.
Q: How far in advance should I book?
Three to four weeks before your photo day is ideal. That leaves time to paint, pre-pack, and handle repairs in the right order. Two weeks still works — we'll adjust the plan to fit your runway.
Q: Do I have to hire you to stage the home afterward?
No. Plenty of sellers take the workbook and run with it, which is exactly what it's for. If you'd rather hand part of it off, we offer pre-photo styling and full vacant home staging — but nothing about the consultation obligates you to either.
